Your responsibilities

CPH is responsible for repairs regarding the structure of your home and has additional responsibility to carry out certain repairs to your property.

There are also repairs that you will have to carry out yourself:

  • Toilet and washbasins.
  • Baths – blockages.
  • Chains and plugs – on basins, baths and sinks.
  • Chimneys – sweeping them at least once a year.
  • Decoration (internal – except where damage is caused by our repairs.)
  • Domestic Appliances – e.g. cookers, washing machines and fridges.
  • Doors (internal) and door furniture.
  • Electrical – fuses, resetting the circuit breaker.
  • Fending – not part of the boundary fence.
  • Fixtures and fittings.
  • Floor tiles, vinyl flooring and carpets not fitted by us.
  • Gardening maintenance – where you have sole use of the garden.
  • Hand basins – blockages.
  • Infestations – mice, pigeons, etc – contact Lambeth Council.
  • Locks of any type.
  • Re-lighting pilot light on gas boiler.
  • Tap washers.
  • Telephone points.
  • TV aerial and sockets – unless communal.
  • Washing lines.
  • Waste blockages.
  • WC repairs – replacing toilet seat and flush chain.

You are also responsible for any deliberate damage caused in your home by your family or your guests.  You will be charged for any resulting repairs.
