Planned and cyclical maintenance

In 2007 CPH developed a plan to address the important or urgent large maintenance issues that would need addressing before the completion of the master plan. This was then divided into two categories, cyclical and planned.

The cyclical works are intended to improve the appearance of the common parts of buildings. The table below shows those that were completed in 2007-8 and those that will be completed in 2008-10.

Planned Programme

The planned programme covers larger one off projects that are intended to remedy serious building failures or problems that present a health or safety risk. Obviously all of these will be resolved by the regeneration master plan so these are prioritised in terms of risk and cost savings, it is sometimes cheaper to replace a roof than continuing to repair it for a number of years. The residents’ panel has been actively involved in helping us set these priorities.

The programme for 2008-9 will include works to estate roads and pavements to ensure they are free of pot holes and trip hazards. We will be undertaking works to ensure the service areas in buildings, areas like lift motor rooms and roof accesses, are safe and secure. We are also undertaking some drain repairs. A survey of the drains on the estate has been used to develop a programme of replacements and repairs. However, only the most serious cases can be undertaken this year. The rest will be considered as part of next year’s programme.
